Job description

The Project Manager will oversee all aspects of construction projects from conception through completion, with a focus on delivering projects on time, within scope, and under budget. You will lead the construction process on multiple large-scale commercial projects across various industries, ensuring successful execution while managing client expectations, subcontractor performance, and quality control.

Description

  • Project Planning & Execution:

    • Develop comprehensive project plans and schedules for multiple commercial construction projects.
    • Coordinate pre-construction activities, including permitting, budgeting, and procurement.
    • Oversee day-to-day construction activities to ensure the project stays on track.
    • Collaborate with architects, engineers, and consultants to ensure compliance with project specifications and design intent.
  • Budget & Financial Management:

    • Create, manage, and monitor project budgets, ensuring financial objectives are met.
    • Review and approve subcontractor bids, negotiate contracts, and manage purchase orders.
    • Track project costs and forecast budgets regularly to identify potential cost overruns and recommend corrective actions.
  • Client & Stakeholder Communication:

    • Serve as the primary point of contact for clients, ensuring client expectations are met throughout the project lifecycle.
    • Provide regular project updates, reports, and documentation to clients and senior management.
    • Facilitate communication between all project stakeholders, including design teams, contractors, and regulatory bodies.
  • Subcontractor & Vendor Management:

    • Select, negotiate with, and manage subcontractors and suppliers, ensuring performance aligns with project schedules and quality standards.
    • Conduct regular site meetings to review progress and resolve any issues related to subcontractor work or site activities.
  • Risk Management & Compliance:

    • Identify potential risks and develop mitigation strategies to avoid project delays or cost escalations.
    • Ensure all construction activities adhere to industry standards, building codes, and safety regulations.
    • Manage compliance with healthcare, senior living, or other industry-specific regulations (e.g., infection control, ADA requirements).
  • Quality Assurance:

    • Conduct site inspections to ensure the quality of workmanship and adherence to design plans.
    • Address quality control issues promptly and work with subcontractors to implement solutions.
    • Ensure project closeout procedures are followed, including final inspections, punch lists, and handover documentation.
  • Schedule Management:

    • Develop and maintain a detailed project schedule, tracking all critical milestones.
    • Anticipate potential delays and proactively implement solutions to keep the project on schedule.
    • Coordinate delivery of materials and equipment to avoid project interruptions.


Profile

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field.
  • 5+ years of experience managing commercial construction projects, with experience across multiple sectors (Healthcare, Senior Living, Education, Retail, Industrial, Hospitality).
  • Strong understanding of construction management processes, means and methods, and project delivery strategies.
  • Proven track record of delivering projects on time, within budget, and to the highest quality standards.
  • Experience with managing complex, fast-track construction projects.
  • Knowledge of local building codes, healthcare/senior living regulations, and safety standards.
  • Proficient in project management software (e.g., Procore, MS Project, Bluebeam, or similar).
  • Strong leadership, communication, and negotiation skills.


Preferred Qualifications:

  • PMP, LEED Accreditation, or other industry-related certifications.
  • Experience with design-build and integrated project delivery methods.
  • Familiarity with OSHA safety standards and infection control protocols for healthcare projects.
  • Ability to manage multiple projects simultaneously.
