Job Description: Senior Project Manager - Building Envelope & Exterior Finishes

Location: Houston, TX


Division: Building Envelope


Overview: We are seeking a highly skilled Senior Project Manager to join our Building Envelope division in Houston, TX. The ideal candidate will have extensive experience in managing commercial construction projects, specifically specializing in exterior finishes and building envelope systems. This role requires a deep understanding of EIFS, stucco, air barriers, vapor/moisture barriers, and various wall systems, along with the ability to lead and manage complex construction projects from inception to completion.


Key Responsibilities:



  • Project Management: Oversee the overall direction, completion, and financial outcome of construction projects, ensuring all milestones are met within budget and on time.

  • Communication: Maintain effective communication with clients, workforce, subcontractors, and vendors to ensure project harmony and timely delivery.

  • Team Leadership: Motivate and manage staff and field personnel, fostering a productive and collaborative work environment.

  • Preconstruction Planning: Lead preconstruction efforts including cost estimates, value engineering, scheduling, constructability reviews, site logistics planning, and design progress meetings.

  • Bid Management: Manage bid efforts, including vendor management, project document controls, estimate creation, and execution of bid requirements (insurances, permits, bonding, etc.).

  • Budget Management: Develop and manage project budgets, including setting buyout goals, establishing holds, contingencies, and allowances.

  • Scope of Work: Develop scopes of work and bid packages, and evaluate bids against project schedules and contract documents.

  • Operational Reporting: Maintain operational reporting throughout the construction phase, including change order logs, submittal logs, RFI logs, and schedule updates.

  • Change Order Process: Manage the change order process, including pricing, negotiation, billing, and updating accounting records.

  • Submittal and RFI Processes: Oversee and manage submittal and RFI processes.

  • Monthly Updates: Update project budgets and schedules on a monthly basis and review them with the project team.

  • Payment and Invoicing: Prepare and submit owner pay requisitions and approve invoices based on purchase orders and contracts.

  • Quality Control: Inspect finished work for quality, manage punch lists, and ensure final project presentation meets standards.

  • Safety: Work with field staff to ensure a safe work environment, actively working to prevent accidents and reduce safety concerns.


Requirements:



  • Minimum of 5-7 years of experience in commercial construction, with at least 2 years of supervisory experience.

  • Strong understanding of construction contracts, drawings, and specifications.

  • Extensive knowledge of MS Office, scheduling software, and project management databases.

  • Possess technical precision and creative design skills.

  • Ability to deliver presentations to various groups and maintain a client-oriented attitude.

  • Commitment to professional development and team success.

  • Strong leadership skills with the ability to handle multiple assignments effectively.

  • Ethical and professional interface with all project team members.

  • Excellent communication skills in English (verbal, written, and aural).

  • Reliable transportation and the ability to work Monday-Friday with occasional evenings and weekends as required.

  • Must pass a background check and drug & alcohol screening.
