Project Manager - Commercial Construction/K12

Position Overview: One of the area's top Construction companies is seeking an experienced and detail-oriented Project Manager to oversee the daily operations for K12 projects. This role involves active participation in pre-construction activities, managing job progress, and ensuring effective communication between all stakeholders.

Primary Responsibilities:


  • Oversee daily management of all assigned projects.
  • Actively participate in new project pre-construction phases.
  • Monitor job progress, subcontractor performance, and project costs.
  • Review RFIs and submittals from Assistant Project Managers (Asst. PM).
  • Utilize knowledge of project bids to issue contracts.
  • Negotiate with subcontractors and suppliers.
  • Prepare monthly billings and financial reports.
  • Facilitate all Owner/Architect/Contractor (OAC) meetings on a weekly basis.
  • Manage expectations of owners and architects.
  • Collaborate with the assigned Superintendent to review project schedules and subcontractor pay applications.
  • Ensure timely project closeout.
  • Attend owner-sponsored events.
  • Train Assistant Project Managers and Project Coordinators, if assigned.
  • Maintain knowledge of owner and subcontractor contracts.

Required Skills & Expectations:


  • Minimum 5 years experience in ground-up K12 projects.
  • Meet all assigned deadlines consistently.
  • Maintain project budgets and deliver projected profits.
  • Handle all administrative responsibilities for internal and external deliverables.
  • Conduct site visits twice per week.
  • Demonstrate a commitment to learning and growth under management.
  • Exhibit teamwork and support efforts for on-time project completion.
  • Communicate openly, honestly, and frequently with the Superintendent.
  • Keep upper management informed on project milestones and potential challenges.
  • Mentor junior staff and provide exceptional customer service to internal and external stakeholders.

Education & Experience:


  • Bachelor's degree in Construction Science or equivalent experience.
