Job description

This position holds the primary responsibility for ensuring the success of the project team, from the successful launch to completion of the projects under his or her control with major profit and loss accountability. The Project Executive provides support and helps clear obstacles (including client issues) so the team succeeds. An additional focus of this position is to strengthen existing and build new and lasting relationships with clients and subcontractors.


Duties & Responsibilities:


Business Development, Marketing, Preconstruction

  • Upon assignment of project, participate in initial client meetings and contract negotiations.
  • Coordinate any necessary due diligence efforts on behalf of the client, maintaining and delivering all appropriate documentation.
  • Review and address plan details, resolving issues before they result in added budget expenditures.
  • On design-build projects, coordinate the design and preconstruction teams during the design phase. Attend integration meetings. Identify design inefficiencies and recommend changes to keep project on budget while still meeting the required specifications.
  • Participate in subcontractor invitations and selection.
  • Review all estimates prior to submission to client.
  • Review and approve all subcontracts over $100,000 prior to execution. Be aware of any modifications to subcontracts or potential subcontractor default and discuss with the Project Manager.
  • Be aware of buy-out status.
  • Participate in ground-breaking ceremonies and plan celebrations of major milestones during construction.
  • Manage the client relationship through the project life cycle.
  • Assist business development staff in the pursuit of new work as requested, including attending client interviews.


Operations

  • Review, understand, and ensure administration of all client contract requirements. Communicate key information to Project Manager and Project Superintendent.
  • Establish and maintain project goals and success criteria meeting the client's needs.
  • Maintain continual open communication with client, design team, engineering team, Project Superintendent, Project Manager, subcontractors, and vendors, addressing any difficulties.
  • Attend all owner/architect meetings in addition to job site visits at least twice per month.
  • Actively promote and hold project team accountable for pull planning, weekly planning/daily huddles, and pre-trade meetings. Attend meetings periodically to resolve issues and provide guidance.
  • Monitor construction through administrative direction of Project Managers and Superintendents to ensure project is built on schedule and within budget.
  • Participate in monthly margin confirmation meetings to discuss cost and any issues on the projects.
  • Identify and investigate potentially serious situations and implement corrective measures.
  • Communicate with the Vice President of Operations on all decisions that directly affect the amount of risk and exposure a project may pose to the company.
  • Confirm project close-out meetings have been scheduled and have been fully complied with.
  • Ensure final billing is completed in a timely manner.
  • Provide leadership, coaching and mentoring of less experienced Project Managers.
  • Perform additional assignments at supervisor's direction.


Knowledge, Experience & Competencies:

  • Bachelor's degree in Construction Management, Civil Engineering, or related field;
  • Minimum of 10 years of work experience in project management in a commercial/industrial construction environment.
  • Experience managing mid to large commercial construction projects ($10M+)
  • Exceptional organizational, time management, and decision-making/problem-solving skills
  • Excellent interpersonal skills with a proactive client focus
  • Superior oral and written communication skills
  • Ability to read and understand construction documents
  • Ability to produce quality work in an autonomous manner in an ever-changing environment
  • Strong computer skills including Microsoft Word, Excel, Outlook, Vista, P6 Scheduling, Timberline estimating, and Procore.
  • Ability to operate basic office equipment including computer, printer, copier, fax, scanner, calculator, telephone, and mobile phone
  • Must possess a valid, state-issued driver's license and good driving record
  • Ability to work Monday through Friday, at least eight hours per day, five days per week between the hours of 7:00 a.m. and 5:00 p.m. Weekend work may be necessary to meet project demands.
