Job description

Overview The Maximo Manager will serve as Tatitlek's Maximo SME and POC. The position requires an advanced understanding and working knowledge of Maximo functional capabilities and workflows, primarily in the area of facilities operations and maintenance. The Maximo Manager must have working knowledge of facilities related work order scheduling and tracking, corrective and preventive maintenance work order scheduling and management, and facilities equipment/assets. ESSENTIAL DUTIES AND RESPONSIBILITIES: Verify, create, and manage facility equipment/assets, their locations and hierarchy.
Validate Maximo asset inventory data for completeness and accuracy.
Assess existing Maximo platform in use and create a Data Gap Analysis, followed by a Corrective Action Plan to ensure contract data compliance.
Develop and capture performance metrics to create dashboards using Power BI to communicate internally and externally, all corrective and preventive maintenance activity across the account.
Coordinate with the on-site, customer Building Manager (COR) and staff and the in-house maintenance team to ensure preventive maintenance schedules are correct.
Serve as Tatitlek's POC when communicating with the customer's Maximo consultant team.
In conjunction with the on-site Building Manager and staff and the in-house maintenance team, review and modify/create facility maintenance job/work plans, routes, and preventive maintenance tasks.
Gather data requirements for Maximo workflow processes.
Work closely with off-site Maximo support personnel to ensure Maximo data requirements meet local objectives and expectations.
Create and administer Maximo training to Tatitlek maintenance staff as required to achieve contract performance goals.
Provide training to the on-site Building Manager and staff and the in-house maintenance team.
Create written Standard Operating Procedures (SOPs) that will be implemented across all nine properties in the portfolio aimed at establishing workflow consistency. QUALIFICATIONS, EXPERIENCE, EDUCATION AND CERTIFICATIONS REQUIRED: Bachelor's degree in business, Computer Science, or related field from an accredited college/university, or the equivalent combination of education, training, or minimum of 10 years related work experience.
A minimum of four (4) years of experience working with IBM Maximo or similar CMMS, preferably in support of federal Government facility operations and maintenance service contracts.
Demonstrated working knowledge of facilities related work order scheduling and tracking, corrective and preventive maintenance work order scheduling and management, and facilities equipment/assets elements.
Ability to interpret complex engineering documents, drawings, contracts and policies associated all corrective and preventive maintenance and repair activity.
Understanding of Maximo workflows and escalations.
Possess an active, or ability to obtain, a federal Government Secret security clearance. Department of State security clearance preferred. This position is contingent on obtaining and holding a Secret security clearance. SKILLS, KNOWLEDGE AND ABILITIES: Ability to expand Maximo, Microsoft SharePoint, database, and reporting and building technology skills.
Excellent interpersonal, analytical and communication (written and verbal) skills, and demonstrate the ability to work and communicate well with a variety of people (management, technical specialists/technicians) in a professional and courteous manner.
Self-motivated, detail-oriented, proactive, and well organized.
Works independently, with little definition and without supervision, exercises sound judgment and considerable initiative to determine the approach or action to take in non-routine situations.
Customer service focused and have good time management skills. The noise level in the work environment is usually moderate. SUPERVISORY RESPONSIBILITIES: Direct supervision of two Maximo Analysts at both HST and SA-20. Indirect supervision of eight to ten Maximo Clerks across all nine government properties within the DoS Facilities Management portfolio for which Tatitlek has responsibility. ADDITIONAL QUALIFYING FACTORS: A satisfactory background screening, negative drug test, positive references and proof of identity and legal authorization to work in the United States and for TTI are required. This position requires the ability to obtain and maintain a government security clearance at the Secret level. Failure to obtain a Secret clearance will result in termination of employment.
