POSITION PURPOSE:
Directs work associated with the development, administration, and management of maintenance in various trades to include carpentry, plumbing, electrical, roofing, painting, heating, ventilation, and air conditioning (HVAC), and glass/flooring repairs.
MINIMUM QUALIFICATIONS:
KNOWLEDGE, SKILLS, AND ABILITIES (KSAs)
Considerable knowledge of Microsoft Office, specifically Microsoft Word, Excel, Power Point; Google Apps;
Considerable knowledge of maintenance;
Ability to provide attention to detail and to minimize errors;
Ability to meet deadlines;
Ability and physical strength sufficient to move objects;
Ability to recognize and report hazards and apply safe work methods;
Ability to work independently and part of a team and complete tasks in the absence of clear direction;
Ability to communicate clearly and concisely both in oral and written form using a variety of communication techniques and tools to ensure the appropriate flow of information, collaborative efforts, and feedback;
Ability to establish and maintain effective working relationships with school system staff, staff members of external funding agencies, and the community.
EDUCATION, TRAINING, AND EXPERIENCE
High School diploma or GED equivalency;
Three years of experience in maintenance or related field;
Exhibits team leadership traits.
An equivalent combination of education and relevant experience sufficient to successfully perform the essential duties of the job.
CERTIFICATION AND LICENSE REQUIREMENTS
Must hold and maintain a valid commercial driver's license according to the State of NC requirements;
Within twelve months of employment complete safety training according to Occupational Safety and Health Administration (OSHA) standards.
PREFERRED QUALIFICATIONS:
Electrical, carpentry, plumbing, HVAC and/or glass/flooring repair experience.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Provides supervision and overall coordination and inspection of staff's work to ensure work is complete per the specifications of the work order.
Performs inspections of contractors work to ensure work is complete per the specifications of the work order and/or project.
Trouble-shoots urgent issues and provide viable solutions. Inspects facilities for needed maintenance or repairs.
Performs work associated with developing, administering, and managing all aspects of maintenance activities for facilities and across various trades
Maintains work order database related to work area and ensures staff follows best maintenance practices as set forth by the maintenance department.
Provides on the job training for staff.
Responsible for procedure compliance and adherence to all safety procedures.
Manages purchasing budget, inventories of parts, and tools.
Reviews vendor and manufacturer manuals to ensure compliance with equipment specifications.
Responsible for processing and providing information in a timely manner related to issues such as safe work practices, work schedules or delays, wasted resources, non-compliance to procedures, and work processes or procedures that could improve performance or reduce cost.
Responds to inclement weather emergencies and/or natural disasters by cleaning and clearing debris.
Performs other related duties, as assigned.
WORK ENVIRONMENT/PHYSICAL REQUIREMENTS
This position operates in an indoor and outdoor environment. This role routinely uses a variety of equipment such as computers and hand/power tools. The position, at times, must be able to come into direct contact with school system staff, contractors, external funding agencies, vendors and the community. Work is considered heavy physical work, requiring the exertion of up to 50 pounds of force. Continually requires the ability to bend, stoop, stand, walk, climb stairs, use of multiple height ladders, lifts and hand/power tools. The work requires the ability to operate automotive equipment. Frequent exposure to hazardous materials, gases, chemicals, and inclement weather.
