Overview:
We're seeking an experienced facilities or property management professional to join us as Facilities Manager. This role oversees several properties for YNV Group operations, including office spaces, residential buildings, and hospitality venues. You will ensure that our buildings and facilities stay well-maintained, always prioritizing timely response to the needs and concerns of our tenants. The Facilities Manager is responsible for planning, leading, and managing all maintenance needed to improve the operation. You will support the global real estate team who oversees properties in Europe, Africa, Asia, and the Americas.

Responsibilities:
Manage preventive maintenance ongoing contract management including but not limited to HVAC, CCTV, Pest Control, backup systems, fire suppression, access control, generators.

Serve as a primary point of contact for facilities issues, improvements and others.

Develop property business plans and annual operating budgets with a focus on increasing revenues, controlling costs and maximizing the leasability of the property accurately and on time.

Demonstrate excellent communication skills in both verbal and written interactions with all internal and external parties.

Function as liaison between clients, leasing representatives, technicians, facilities manager, and other internal parties.

Serve as a primary point of contact for facilities issues, improvements, and others.

Monitor monthly utilities including but not limited to electricity, water, gas.

Coordinate in a timely manner solutions for daily service request including maintenance and cleaning.

Create and maintain supplier and contractor's database for office supplies, maintenance service providers, vendors, technicians and contractors.

Report on the high-level strategy for the property for management team.

Coordinate tenant relocations and access.

Identify opportunities for making operational cost savings and coordinate implementation.

Carry out inspections and audits of all essential electromechanical components to maintain building operation.

Use root cause analysis (RCA) as the tool to understand the most likely cause for a specific failure and implement processes and procedures to avoid recurrence. Prepare an RCA report for each incident.

Supervise and maintain up to 10,000 m2 of properties in San Pedro, Escazu, Cartago, Manuel Antonio, Guanacaste and Monteverde.

Qualifications:
At least 5 years of facility/property management experience or related experience.

Skilled to collaborate across multiple groups and properties.

Bachelor's degree in mechanical, electrical or maintenance engineering is strongly preferred.

Self-motivated and driven to achieve success, with a team-oriented mindset.

Excellent communication skills and customer service.

Ability to understand technical details of MEP systems like HVAC, Fire suppression and detection, BMS systems, Generators, UPS.

Ability to read and understand electrical and mechanical drawings.

Able to work under pressure.
