Position Summary
The Asset Manager directs the day-to-day operations and performance of SNRHA multi-family Conventional Public Housing asset management properties. The Asset Manager performs all duties required to keep the property running smoothly while meeting the department's occupancy and financial goals in accordance with established SNRHA policies and Housing and Urban Development (HUD) regulations.
Duties and Responsibilities
- Responsible for the operation and management of assigned housing developments (AMPs) in accordance with SNRHA and HUD policies and standards.
- Manage staff consisting of maintenance supervisors and workers, clerical employees, volunteers, and professional and technical personnel, depending on assignments. Hires, trains, evaluates, and disciplines subordinate staff.
- Ensure compliance with federal regulations governing neighborhood and housing redevelopment, locally established policies, procedures, guidelines, and related activities funded wholly or partially by federal funds, and complete reporting to these agencies to ensure the properties' peak performance.
- Responsible for the activities related to achieving a successful score for the property (AMP) associated with HUD's Public Housing Assessment System.
- Prepare the proposed annual budget for the AMP, keep accurate, current records of income and expenditures from property operations, and ensure the AMP's successful financial performance.
- Monitor the collection of rent and other charges; prepare and send correspondence to residents related to balances due or delinquent payments; schedule payment plans for the balance owing.

Minimum Qualifications
Applicants who meet minimum qualifications may be further considered for this position. Applicants should possess the following:
- High school diploma or GED.
- five (5) years of relevant, increasingly responsible rental housing property management experience.
- One (1) year of supervisory experience.
- Valid Nevada State-issued Driver's License and a satisfactory driving record.
- Excellent communication, conflict resolution, negotiation, problem-solving, crisis management, and organizational skills.
Preferred Qualifications
Preference may be given to applicants who possess the following:
- Experience working with affordable housing and diverse residents, including low-income, disabled, and elderly.
- Accredited Residential Manager (ARM), Public Housing Manager, Tax Credit, RAD/PBV, Rent Calculation, LIHTC AND/OR HCCP, and Blended Occupancy (BOM) certification.
- Fair Housing & Tenant Landlord Law training certificate.
