Job Title: Occupancy Specialist (PHA)

Location: Joplin, MO

Position Summary:

We are seeking a detail-oriented Occupancy Specialist to join our team. This position involves specialized clerical work related to public housing applications. You will assist in reviewing and verifying applications, conducting interviews, and maintaining records in compliance with HUD regulations. A high degree of public interaction and judgment is required, as well as knowledge of tenant selection rules. You ll play a crucial role in helping prospective tenants navigate the public housing process while ensuring compliance with housing authority policies.

Work Schedule:

- Hours: Monday through Friday, 8:00 AM 5:00 PM (1-hour lunch break)

- Pay Range: 13 - 18 per hour, based on experience

- Conduct interviews, home visits, and assist prospective tenants with application forms and required documentation.

- Verify submitted information and rank applications according to housing policies.

- Calculate resident income, deductions, and rental rates.

- Notify applicants of vacancies and explain lease terms and housing programs.

- Respond to public housing inquiries and handle communication with relevant agencies.

- Prepare monthly, annual, and other HUD-required reports.

- Perform yearly reexaminations and assist with interim re-certifications.

- Implement marketing initiatives as needed.

Additional Duties:

- Prepare tenant file folders and required documents before occupancy.

- Maintain office records and assist with preparing various reports and letters.

- Verify age, disabilities, income, and assets as required.

- Perform any other duties assigned by supervisors.

Required Knowledge, Skills, and Abilities:

- Strong knowledge of HUD regulations and Housing Authority policies on tenant selection.

- Proficiency in record-keeping and interview techniques.

- Ability to make accurate decisions based on rules and explain procedures clearly to tenants.

- Strong communication skills and the ability to interact courteously with the public.

- Proficiency with computers and office equipment.

- Ability to perform calculations quickly and accurately.

- Strong organizational skills and attention to detail.

Education and Experience:

- High school diploma.

-Clerical experience, including public interaction.

- Any equivalent combination of education and experience that provides the required skills.

- Must possess a valid Missouri driver s license.

Pay Details: 13.00 to 17.00 per hour
