Responsibilities
The Maintenance Technician is responsible for the general appearance and maintenance of the physical property and for ensuring the efficient operation of the property on a daily basis. Due to the nature of the property management industry, this position must be available to work on the last day and first day of each month which can occur on weekends.
- Preventive and responsive maintenance of multifamily apartment buildings, including occupied apartment units.
- Repairs in electrical, mechanical, plumbing, appliances, and drywall.
- Participation in cleaning and painting during unit turns.
- Adjusting cabinet and swing doors.
- Regular, professional, and courteous communications with Property Managers, Office Staff and Residents.
- On-call rotation; responds to emergency calls after hours and on weekends
- Caretaking of grounds, including snow removal
- Other duties as assigned.
Education and/or Experience
- One year of related experience in maintenance required.
- High school diploma or equivalent, preferred.
- Basic knowledge of electrical and plumbing systems, and painting procedures.
- Ability to use hand and power tools.
- Valid drivers' license, ability to drive and insurance required.
- Experience with Yardi preferred.
Language Skills
- Ability to communicate in English clearly with others orally and in writing.
- Able to read and comprehend simple instructions, short correspondence, and memos.
- Able to write simple correspondence.
- Ability to effectively present information in one-on-one and small group situations to customers, clients and other employees.
Physical Requirements
- Ability to frequently lift or move 20-70 pounds regularly, more on occasion.
- Ability to often move appliances and heavy machinery correctly and safely.
- Ability to frequently, walk steps, climb ladders, scaffolding, ramps, poles, etc.
- Frequent kneeling or bending.
- Ability to maintain equilibrium when working in high places.
- Stooping, requiring full use of lower extremities and back muscles.
- Duties may require contact with human and/or animal waste; proper safety precautions must be taken.
- Work environment is indoor/outdoor work as needed. Temperature ranges may be very cold to very hot.
Compensation details: 25-30 Hourly Wage
