Senior Building Engineer

Position Summary: We are seeking a skilled Refrigeration Technician with experience in rooftop units. The ideal candidate will excel in servicing, maintaining, and repairing refrigeration systems in commercial and industrial settings. Responsibilities include responding to tenant and management requests, operating and maintaining HVAC and MEP equipment, managing projects with contractors, and maintaining strong organizational and decision-making skills.


Key Responsibilities:



  1. Respond promptly and courteously to tenant requests.

  2. Ensure compliance with safety and environmental regulations.

  3. Order, stock, and inventory parts and supplies.

  4. Start, stop, and schedule equipment operation.

  5. Act as lead engineer in the absence of the property lead.

  6. Complete daily equipment logs and visual inspections.

  7. Prioritize and manage multiple requests from various sources.

  8. Complete work orders via the CMMS system.

  9. Independently operate, maintain, and repair building systems.

  10. Perform preventative maintenance and repairs on electrical and plumbing systems.

  11. Maintain detailed logs and records of all equipment and activities.

  12. Coordinate with janitorial staff as needed.

  13. Compose factual reports of occurrences and incidents.

  14. Repair and maintain building equipment, doors, walls, ceilings, light fixtures, plumbing fixtures, roofs, locks, and keys.


Qualifications:



  1. Minimum 10 years of building engineering experience.

  2. Experience with chillers, boilers, pumps, and large tonnage systems.

  3. High Pressure Boiler Operators License and Refrigeration Operator License preferred.

  4. EPA 608 Universal Certification preferred.

  5. Strong understanding of HVAC, refrigeration, and heating principles.

  6. Ability to troubleshoot and repair various building systems.

  7. Proficient in balancing air and water treatment systems.

  8. Excellent communication skills.

  9. Ability to read schematics and blueprints.

  10. Knowledge of basic and power tools.

  11. High School Diploma or equivalent.

  12. Valid drivers license with a good driving record.


Physical Requirements:



  1. Ability to climb ladders and stairs, and work standing all day.

  2. Access remote areas like crawl spaces and roofs.

  3. Full manual dexterity for various physical tasks.

  4. Lift a minimum of 50 lbs, work in hazardous environments, and in all weather conditions.


Other Requirements:



  1. Positive interaction with co-workers, tenants, contractors, and the public.

  2. Available to work after hours, holidays, and weekends as needed.
