Position Overview:
The Division Construction Manager (DCM) East oversees construction projects from preconstruction to project delivery for field operations in our East Division. Projects include branch Greenfields, relocations, renovations, and expansions. The DCM will engage and manage third party vendors to ensure each project is completed in a timely and cost-effective manner. The DCM will report directly to the Division President and collaborate closely with the Company's Real Estate team. The DCM supports Field Leaders' construction initiatives in conjunction with a centralized Real Estate team by providing construction expertise, processes, and strategies for project execution.

Functions & Responsibilities

Support field leadership on all construction projects related to new locations, expansions, site improvements, code/zoning related matters and renovations.

Build strong relationships between the Real Estate team, key Field Leaders, and preferred vendors to ensure smooth planning, permitting and execution of construction projects.

Assist in creating initial budgets, scope/RFPs, project schedules, third party contracts and project meetings.

Facilitate effective project management practices and protocols for effective project meetings and execution across the Division.

Cultivate a strong third-party contractor network utilizing an RFP process in conjunction with Field Leaders and the Real Estate team.

Source, vet, and onboard contractors.

Work with related departments to create and document construction processes, standards, and templates.

Oversee contractor coordination, manage construction contracts, payment, and close out processes.

Facilitate project calls and utilize project management software to maintain project data and documents, generate reports, and provide analysis as needed.

Ensures local contractors and engineers are incentive in value engineering projects and using other techniques to achieve cost effective results.

Expect 25- 30% travel to facilitate essential on-site meetings as needed.

Skills We Are Seeking
Extensive experience in commercial construction and design, along with a demonstrated proficiency in estimating, schedule creation and contract/payment management of construction projects.

Proven work history in construction codes, environmental impacts/regulations, and safety protocols

Working history of permitting requirements and coordination through government entities.

Management and supervision experience with third party vendors.

Extensive project experience in commercial, upfits, remodels, expansions, and ground ups.

Strong interpersonal, communication, and negotiation skills

Comprehensive computer skills including MS Office software and design/construction software.

Education and Experience

Bachelor's Degree required with a preferred area of study in construction, project management or similar fields.

Experience managing multiple projects over broad geographic territory.

Seven to ten years of industry specific experience including but not limited to:

Experience as a project manager or relevant role

Construction management software experience preferred.

Third party RFP creation and bid leveling.

Construction budgets and forecasting
